Our Building Insurance covers the cost of loss or damage to the physical structures that make up your home buildings. This includes your house itself, garage, fences, sheds, and more.

Allianz Building Insurance benefits
Repair, rebuilding, or replacement
We’ll repair or replace your building, or pay the reasonable cost to do so, after an insured event.
Alternative accommodation for you and your pets
We’ll pay temporary accommodation costs for you and your pets if your home building is damaged by an insured event and you can’t live there.2
Debris removal and additional rebuilding costs
We can help with the costs of removing debris, rebuilding fees for architects, engineers, surveyors or solicitors, and building code compliance costs.6
Replacement of locks or cylinders
We’ll pay up to $2,000 to replace external door or window locks if keys are stolen following theft or burglary.
Legal liability cover
We’ll pay up to $20 million if you’re found liable to pay compensation to someone because you’ve accidentally injured them or damaged their property.
Building environmental and resilience improvements
If your home is damaged by a flood, bushfire or cyclone, we can help cover green upgrades, such as installing solar panels, to prepare your home for the future.7

Building Insurance cover and changes
Our Home Building Insurance covers the physical structure of your home. This includes:
- house itself
- garage
- fences
- paved driveways
- fixtures like hot water systems and air conditioners
Our Building Insurance covers fire,3 storm,3 lightning, theft, and more.
Building Insurance doesn’t cover your contents – the items kept at your home. If you want to cover the building and your contents, you’ll need Home and Contents Insurance.
With Allianz Building Insurance, the building generally includes the permanent parts of your home that can’t be easily removed. This can include:
- The main house structure
- Garages, carports and sheds
- Fixed decks and balconies
- Fences, gates and retaining walls
- Paved driveways and paths
- Built‑in kitchens, bathrooms and cupboards
- Fixed fixtures such as air conditioners, hot water systems, and solar panels
Items that can be moved, such as furniture or appliances, aren’t part of the building. They’re covered by Contents Insurance. If you want cover for this as well, you can combine Building and Contents cover.
If you take out a new policy with us, or already have one, we’ll cover your home while renovations, alterations, demolition or repairs of up to $75,000 are underway. If you already have a policy and plan work costing more than $75,000, let us know as soon as reasonably possible.
We’ll ask some questions to decide if we can continue to cover your home while the work is being done.
If we agree to cover your home during this period, extra terms and conditions will apply. We’ll show these in your policy details document.
Once you tell us about the work, we may:
- Update your policy terms if we agree to continue cover
- Cancel your policy if we can’t agree on new terms, or if the risk has materially changed
- Decide not to renew your policy
We won’t cover your existing buildings for claims caused by the work, or for water that enters through openings created by the work.
If you don’t tell us about work over $75,000, we may not cover a future claim.
You must tell us as soon as reasonably possible if, during the period of insurance:
- You start using any part of your home buildings for business, trade or professional purposes – except for a home office.
- You carry out any alterations, additions, demolition, repairs to, or decorations of your buildings costing more than $75,000.
- You start renting out your home to tenants.
- Your home building hasn’t been lived in, or won’t be lived in, for more than 60 consecutive days.

Cost, premium and cover amount
You should insure your home building for the cost to rebuild it, not its market value.
If your building is underinsured, you may need to pay part of the rebuild or repair costs yourself. Review your sum insured regularly to help make sure your cover stays up to date.
If you overinsure your buildings, we will only pay up to the amount to repair or replace your buildings, or the policy limits, whichever is less.
The cost of your insurance is called a ‘premium’. Your premium will depend on a number of factors, and can change each year when you renew your policy. Your premium for each period of insurance will be shown on your policy details document.
There are a number of factors that determine how your Allianz Home Insurance premium is calculated, including:
- Your risk profile. We work this out using a number of factors, such as:
- Where you live
- The type of property you’re insuring
- The amount and type of cover you require
- Any other people also insured under the policy
- The relevant claims history of the people being insured
- The likelihood of a claim being made on your policy
- Any discounts that may apply
- Any compulsory government charges such as Stamp Duty and GST
- Emergency Services Levies if they apply to the State or Territory where your home is located
- Any other charges we tell you of
- The excess you choose8

With Allianz, you may be able to save on your home insurance premium by increasing your excess. Our policies come with flexible excess levels giving you the option to increase your excess, within a given range, which could reduce your premium.8
Property types and lender requirements
It depends on how your property is set up.
- Apartments and units. Building insurance is usually covered by the strata or body corporate. This is paid for through your strata fees. You normally only need Contents Insurance for items inside your unit. In an apartment, it can also cover things like fixtures, fittings, or improvements in a strata unit. This applies when they aren’t covered by your building’s strata insurance. Check with your strata to find out what you’re covered for.
- Townhouses. Some townhouses are covered by strata insurance, while others require you to hold your own Building Insurance. It’s best to check your strata documents or contract of sale.
- Freestanding homes. If you own a house that isn’t part of a strata scheme, you’re responsible for taking out Building Insurance.
Home insurance isn’t a legal requirement. However, if you have a mortgage, most banks and lenders require you to take out Home Buildings insurance. This covers them financially if your property is damaged or lost due to an unexpected event.
Your lender may ask to be listed as an interested party on your policy. They may also request proof of insurance, known as a Certificate of Currency, before finalising your loan.

A Certificate of Currency is a document that proves you have a current insurance policy. It confirms:
- The type of insurance you hold
- The address of the insured property
- The policy period and sum insured
Lenders often ask for a Certificate of Currency:
- Before finalising a home loan
- When refinancing
- At renewal time during the life of your mortgage

- Pay by instalments
Premiums payable by instalments may be subject to minor adjustments (upwards or downwards) due to rounding, and financial institution transaction fees may apply.
- Alternative accommodation
Covers weekly rent equivalent up to the property’s rentable value before the damage. The most we’ll pay for any one claim in total is up to 10% of either your buildings or general contents sum insured (as applicable). If you have buildings and contents cover and you make a claim for loss or damage to both due to same insured event, we’ll pay up to 10% of the buildings sum insured in total. This is an extra amount, paid in addition to your sum insured.
- 72-hour exclusion period may apply
We may not provide cover for any loss of or damage to your property caused by cyclone, flood, flood water combined with run-off and/or rainwater, grassfires and bushfires during the first 72 hours after you first purchase a policy or increase your cover under an existing policy. Refer to PDS for when exclusion periods apply.
- Minimum premiums may apply
Where discounts are applied, your premium is subject to rounding. If more than one discount applies, they’ re applied in a predetermined order, so the later discounts apply to the amount already reduced by the earlier discounts instead of the total amount. Discounts do not apply to government taxes and charges. Discounts won’t apply below the minimum amount payable for the policy.
- Combined Discounts
A discount of up to 10% is applied to your premium when you combine Buildings and Contents on one Home Insurance policy. The discount applies to all optional covers except to optional Portable contents cover (if available and selected) and does not apply to Landlord or Renter Insurance.
- Debris removal and additional rebuilding costs
Covers up to an additional 10% of your Buildings sum insured for removal and disposal of debris, rebuilding fees and building code compliance costs.
- Building and environmental and resilience improvements
If you have Buildings cover, your home building is damaged or destroyed by a flood, bushfire or cyclone and we have agreed to rebuild the damaged or destroyed part of your home, we will pay up to $20,000 per period of insurance (after deduction of any government or council rebates) to install certain environmental or resiliency features you did not already have. See PDS for list of features covered. This is paid in addition to your sum insured.
- Option to change your excess
Not available with respect to any additional compulsory excess, any imposed excess applied to the policy, or to the Portable contents excess (if Portable Contents is available and selected). Any reduction in premium applies to buildings and contents and all optional covers except to optional Portable contents cover (if available and selected) and doesn't apply to government taxes and charges, or to the Legal liability component of the premium. Minimum premiums may apply.
