Insuring your home for the right amount can be difficult. We explain how to work out the cost of rebuilding your home.

A granny flat may be covered by your home insurance, but there are a few things to consider. Here’s what you need to know.

Choosing and setting up cover

You’ll need enough cover to rebuild your home and replace what you own if it’s lost or damaged. This is called your ‘sum insured’. It’s based on rebuild costs, not your property’s sale price.

If your cover is too low, you may need to pay the difference yourself, so it’s worth reviewing it regularly. If your cover is too high, we won’t pay more than your actual loss. We‘ll pay either the cost of your loss or your policy limit, whichever is less.

Let’s break it down by house type.

Freestanding house

You may want to consider:

Why: You’re responsible for the entire property, the building and everything inside it.

Townhouse or villa

You may want to consider:

  • Building Insurance – if you own the building and it’s not covered by a body corporate/strata (check this with your strata)
  • Contents Insurance
  • Check your strata/body corporate plan – sometimes they insure shared structures but not the interior of your home – this includes any fixtures, fittings or structural improvements that you may be legally responsible for.

Why: Ownership varies. Some complexes include building cover, some don’t.

Apartment (strata‑titled)

You may want to consider:

Why: The building itself is usually covered by strata insurance, but that doesn’t include your personal belongings, flooring, internal fixtures (you’re legally responsible for), or valuables inside your unit.

Investment property (you’re the landlord)

You may want to consider:

  • Landlord Insurance – you have the option to take out building only or contents only cover, or both, depending on your situation.

Why: Being a landlord brings different risks, like vandalism or malicious damage or loss of rent after an insured event6

If you're renting (tenant)

You may want to consider:

  • Renter Insurance – Allianz provides Renter Insurance (this is different from our Contents Insurance cover).

Why: The building belongs to someone else, but you may need cover for your contents.

Yes. Renovations can increase the cost to rebuild your home. If your policy isn’t updated, your cover may not be enough to fully cover a rebuild. You can update your sum insured once you’ve completed the renovations through My Allianz or by calling us.

If you’re renting out a room in your home to a tenant for over 90 days and you still live there, you may want to consider Home insurance. In some cases, your tenant may also need their own Contents Insurance policy.

If you’re running your home as a bed and breakfast, hotel, hostel, motel, guest house, or boarding house, Home or Landlord insurance won’t cover you, even if you live there.

If you’re renting all of your home or a granny flat out to tenants, cover isn’t available under an Allianz Home Insurance policy. You may need to consider a Landlord policy.

If you rent out your home or rooms in your home for short-term stays under 90 days, or as a holiday rental, we don’t provide cover under Home, Landlord or Renter insurance.

Costs and premiums

The cost of your insurance is called a ‘premium’. Your premium will depend on a number of factors, and can change each year when you renew your policy. Your premium for each period of insurance will be shown on your policy details document.

There are a number of factors that determine how your Allianz Insurance premium is calculated, including:

  • Your risk profile. We work this out using a number of factors, such as:
    • Where you live
    • The type of property you’re insuring
    • The amount and type of cover you need
    • Any other people also insured under the policy
    • The relevant claims history of the people being insured
    • The likelihood of a claim being made on your policy
  • Any discounts that may apply
  • Any compulsory government charges such as Stamp Duty and GST
  • Emergency Services Levies if they apply to the state or territory where your home is located
  • Any other charges we tell you of
  • The excess you choose7

With Allianz you may save on your Home, Landlord and/or Contents Insurance premium:

  • If you’re buying Home Insurance, combine your Building and Contents cover on the one policy and save up to 10%2,3 (compared to buying each cover as a standalone cover). This discount doesn’t apply to Landlords or Renter Insurance.
  • If you increase your excess: our policies come with flexible excess levels, giving you the option to increase your basic excess, within a given range, which could reduce your premium.7

An excess is the amount you contribute when you make a claim. For example, if your claim is $25,000 and your excess is $1000, you pay the first $1,000. 

A higher excess can lower your premium but increases your out-of-pocket cost if you claim.

Unless we state otherwise in the PDS, you’ll need to pay an excess as a contribution toward your claim when you make a claim under the policy.

Charging an excess also helps to keep the cost of premiums down by reducing the number of small claims. The amount and type of excess you have to pay will be shown in your policy details document or in your PDS.

Real-life scenarios

If you take out a new policy with us, or you already have one, we’ll cover your home while renovations, alterations, demolition or repairs of up to $75,000 are in progress.

If you already have a policy with us and you’re planning renovations, alterations, demolition or repairs costing more than $75,000, let us know as soon as reasonably possible.

We’ll ask you some questions to decide if we can continue to cover your home while the work is being done.

If we agree to provide cover for your existing home during this period, extra terms and conditions will apply. We’ll show these in your policy details document.

Once you tell us about the renovations, alterations, demolition or repairs, we may:

  • Update the terms and conditions of your policy if we agree to cover you,
  • Cancel your policy if there’s a change and we can’t reach an agreement with you on altered terms and conditions, or we’re no longer prepared to insure you because there has been a material change to the risk, or
  • Decide not to offer to renew your policy

We won’t cover claims caused by the work, or water entering through openings created by the work.

If you don’t tell us about renovations over $75,000, we may not be able to cover you for a future claim.

If you’re planning to be away for more than 60 days in a row, let us know as soon as you reasonably can. We’ll decide if we can cover your home while it’s unoccupied.

If we agree to provide cover, extra terms, conditions and excesses may apply, including a $1,000 excess.

This $1,000 excess only applies if you tell us and we agree to cover you while you’re away. If you don’t tell us, we may not cover your claim.

If you’re eligible, you can add the optional accidental damage cover to the following policies:

  • Home and Contents Insurance
  • Home Building Insurance
  • Home Contents Insurance
  • Renter Insurance

Landlord Insurance

Accidental damage cover can’t be added to Landlord Insurance policies.

If you’re moving to a new home, you’ll need to update your policy with the new address.

If you have Contents Insurance, your contents can be covered at both your old and new address for up to 14 days after you start moving.

What you need to do to be covered:

  • You must be permanently moving to a new address in Australia, and
  • You must let us know when you start moving and provide your new address.

If you don’t notify us of your move and new address, we may not be able to cover you.

What isn’t covered:

  • Building Insurance doesn’t apply when moving
  • Loss or damage while your contents are in transit between properties isn’t covered

Yes. You can make changes to your cover, such as sum insured, excess, or optional benefits during your policy period via My Allianz.

You can’t switch to a different type of policy (for example, from Home to Landlord) during the policy period. You can review and update your policy type at renewal to make sure it still suits your needs.

Any changes may affect your premium and will depend on our approval.

It’s a good idea to review your cover if your circumstances change, such as after renovations or buying new items.

Your updated cover details will be shown in your policy documents.

Refer to your PDS for any exclusion periods that may apply after you increase cover on your policy.

If you start using any part of your home for business, trade or professional purposes (other than a home office), please let us know as soon as reasonably possible.

Allianz Home Insurance extends cover to your granny flat when it’s located on the same title as your main insured property and isn’t rented to tenants. By 'title' we mean the legal document that proves you’re the owner of the property.

To make sure you have adequate coverage for your granny flat, check that the cost to rebuild it is also included in your total building sum insured.

If you rent out your granny flat to tenants, cover isn’t available under an Allianz Home Insurance policy. You may wish to consider an Allianz Landlord Insurance policy.

  1. Pay by instalments

    Premiums payable by instalments may be subject to minor adjustments (upwards or downwards) due to rounding, and financial institution transaction fees may apply.

  2. Minimum premiums may apply

    Where discounts are applied, your premium is subject to rounding. If more than one discount applies, they’re applied in a predetermined order, so the later discounts apply to the amount already reduced by the earlier discounts instead of the total amount. Discounts do not apply to government taxes and charges.

    Discounts won’t apply below the minimum amount payable for the policy.

  3. Combined Discounts

    A discount of up to 10% is applied to your premium when you combine Buildings and Contents on one Home Insurance policy. The discount applies to all optional covers except to optional Portable contents cover (if available and selected) and does not apply to Landlord or Renter Insurance.

  4. 72-hour exclusion period may apply

    We may not provide cover for any loss of or damage to your property caused by cyclone, flood, flood water combined with run-off and/or rainwater, grassfires and bushfires during the first 72 hours after you first purchase a policy or increase your cover under an existing policy. Refer to PDS for when exclusion periods apply.

  5. Alternative accommodation

    Covers weekly rent equivalent up to the property’s rentable value before the damage. The most we’ll pay for any one claim in total is up to 10% of either your buildings or general contents sum insured (as applicable). If you have buildings and contents cover and you make a claim for loss or damage to both due to same insured event, we’ll pay up to 10% of the buildings sum insured in total.

    This is an extra amount, paid in addition to your sum insured.

  6. Loss of rent after an insured event

    Covers the equivalent weekly rent if your tenants can’t live in your investment property or the property cannot be accessed. We’ll pay for your loss of rent on the insured property for the time necessary to reinstate your building, or for which access to the building is denied, or up to a maximum of 12 months, whichever period of time is lesser.

    If you have buildings cover, we will pay up to an additional 10% of your buildings sum insured. If you have contents cover, and your building is part of a strata title development, we will pay up to an additional $25,000.

  7. Option to change your excess

    Not available with respect to any additional compulsory excess, any imposed excess applied to the policy, or to the Portable contents excess (if Portable Contents is available and selected). Any reduction in premium applies to buildings and/or contents (as applicable) and all optional covers except to optional Portable contents cover (if available and selected) and doesn't apply to government taxes and charges, or to the Legal liability component of the premium. Minimum premiums may apply.

    Landlord Insurance:

    Not available with respect to any additional compulsory excess, any imposed excess applied to the policy, or to the Rent default by tenant excess (if Rent default by tenant is available and selected). Any reduction in premium applies to buildings and contents and all optional covers except to optional Rent default by tenant (if available and selected) and doesn't apply to government taxes and charges, or to the Legal liability component of the premium. Minimum premiums may apply.

  8. If you have Buildings cover, your home building is damaged or destroyed by a flood, bushfire or cyclone and we have agreed to rebuild the damaged or destroyed part of your home, we will pay up to $20,000 per period of insurance (after deduction of any government or council rebates) to install certain environmental or resiliency features you did not already have. See PDS for list of features covered. This is paid in addition to your sum insured.
